Codaworx  –  Award Finalist 2016

The site is flanked by single family homes and is located across the street from the neighborhood school. The design challenge involved the development of an extensive program of indoor and outdoor spaces in a 10,000 SF site. In addition, the living spaces had to be set at a flood elevation six feet above the existing grade. The program called for a home for a family of five in a corner infill lot in a South Florida Island residential community.

Some of the goals set forth in the initial stages of design included:

Minimizing the building footprint and creating a private outdoor courtyard, that would be integrated with the indoor spaces despite the change in elevation.

Orienting the main living spaces towards this private courtyard and/or towards the more residential street to the West of the site.

Separating the pedestrian and the vehicular/service entries to the home, with the first located along the private residential street and the second on the more public street across from the school.

West View

The main elevation of the house is oriented towards the quiet residential street.  A  pedestrian path guides visitors towards the main entrance, which is hidden around the entry porch to the left.

South View

The elevation of the house facing the neighborhood school attempts to minimize the visual access to the residence. The carport, located on this side of the house is discreetly shielded by decorative metal gates.

Courtyard View

The two legs of the house are distinctly articulated from the courtyard.  The master bedroom dominates the courtyard views with a private terrace and the master loft space above.

Materials

The materials of the house include concrete and wood siting.  Large overhangs and metal shading devices help screen  the Western sun while allowing natural light to flow into the living spaces.
